How do you screen tenants?

What happens if a tenant doesn’t pay rent?
We act quickly, issuing notices, attempting resolution, and, if needed, initiating legal proceedings. You'll be informed at every step. -
How do you advertise my rental property?
We list on over 40 platforms for maximum exposure, including Zillow, Apartments.com, Realtor.com, our website, the MLS, and social media. -
Do I have to pay a management fee if my property is vacant?
No. Our fee is based on collected rent. If you don’t get paid, neither do we. -
Will you manage my property if I already have a tenant?
Yes. We routinely take over properties with tenants, including those in arrears or with lease issues. We conduct a full lease audit upon onboarding. -
Do I need landlord insurance?
Yes. A landlord policy protects your property and income. We also require all tenants to carry renters insurance. -
Do I have to accept pets in my rental?
No, but limiting pets can reduce your prospective tenant pool by up to 90%. We offer a $1,000 pet damage guarantee and use PetScreening to evaluate pets. -
What is PetScreening, and how does it help?
PetScreening is a third-party service that screens pets and assistance animals. It helps us manage pet risk and ensures compliance with fair housing regulations. -
Do I have to accept Section 8 or subsidized housing?
Yes. Virginia protects "source of income" under fair housing law, which includes housing vouchers and subsidies. -
How often do you inspect the property?
We perform move-in/move-out inspections, annual interior inspections, and periodic drive-bys to protect your asset. -
Who takes care of maintenance?
We coordinate all maintenance with qualified vendors and notify you about significant repairs. Tenants submit requests through their online portal. -
Is there a maintenance or escrow reserve I need to pay?
Yes. We typically maintain a small reserve fund (usually $500) to quickly cover minor or emergency repairs. -
Can I use my own vendors for repairs?
Yes, provided they are licensed and insured. We're happy to coordinate with them when possible. -
Can I use a home warranty company?
Yes, but we caution you that warranty response times are often slower than those of our preferred vendors, which can affect tenant satisfaction and compliance. -
Who holds the security deposit?
We hold security deposits in a separate escrow account in accordance with Virginia law. -
How is the security deposit amount determined?
We typically require 1–2 times the monthly rent, based on screening results, to comply with legal guidelines and protect your property. -
Do I need to sign the lease for a new tenant?
No. As your legal agent, we sign leases and all other documentation on your behalf. -
Who provides the lease agreement?
We use a custom, attorney-reviewed lease that offers maximum protection and complies with all current laws. -
What if the tenant damages the property or breaks the lease?
We enforce lease terms, assess damages, retain appropriate deposits, and pursue legal remedies if necessary. -
Do you provide a tenant placement guarantee?
Yes. If a tenant we place breaks their lease early, we’ll re-rent the unit at no additional leasing fee, subject to terms. -
Do you offer an eviction guarantee?
Yes. In the rare case of eviction, we guide you through the process and cover legal filing fees under our Eviction Protection Program (ask for details). -
How long will it take to rent my property?
Well-presented, market-priced homes usually rent within 30 days. We provide pricing guidance and weekly activity updates. -
What if I want to cancel service?
We offer a month-to-month agreement with no cancellation fees. We believe in earning your business every day. -
What are your management fees?
Our pricing is transparent and competitive, with no hidden fees. Contact us for a customized quote. -
Are there any additional fees I should know about?
Unlike many companies, we don’t charge extra for inspections, bill pay, eviction coordination, or HOA communication. It’s all included. -
How do I access financial reports and tax documents?
Through your secure Owner Portal, available 24/7, you can access statements, invoices, and 1099s. -
When do I get paid each month?
Disbursements are processed monthly, typically between the 10th and 15th, after rent is collected and expenses are paid. -
How quickly can you start managing my property?
Depending on the property's readiness and documentation, we can begin management in just a few days. -
Do I need to update my property before renting it out?
Properties must meet habitability standards and be clean and functional. We’ll advise you on any necessary improvements. -
Should I leave a washer & dryer in the property?
Only if they are in good working order and you’re willing to maintain them. Otherwise, we recommend removing them. -
Can I negotiate the terms of the management agreement?
We’re happy to discuss unique needs and goals, but most terms are standardized to ensure compliance and consistency. -
How do I get started?

Does a property manager need to be licensed in Virginia?
Yes. If performing licensed activities like leasing or advertising. All of our managers are fully licensed and trained. -

Can you put the money directly into my account?
Yes! We will send funds electronically to your bank or we can email your payment to you for you to print and deposit at your bank or using your mobile app for your bank.
